Al Sa'fat is Dubai's green building evaluation system, run by Dubai Municipality. It sets mandatory sustainability standards for energy, water, materials and indoor environment, and assigns ratings (from a baseline Silver Sa'fa upward) that buildings must meet to be approved.
What Al Sa'fat covers
- Energy efficiency, including cooling and lighting
- Water conservation and efficient fixtures
- Sustainable materials and waste management
- Indoor environmental quality and ventilation
Why it matters for renovations
While Al Sa'fat applies most directly to new construction, its principles increasingly shape major retrofits and fit-outs, from efficient AC and LED lighting to water-saving fixtures. Aligning a renovation with these standards lowers running costs and helps with approvals, and it is becoming a baseline expectation for quality commercial work in Dubai.
