Most Dubai HVAC failures are not bad luck, they are predictable consequences of skipping routine tasks. Six items in particular get neglected; all six lead to expensive failures within two to three years.

The six commonly skipped tasks

Condenser coil deep clean, condensate pump testing, fan belt inspection (where applicable), refrigerant pressure verification, contactor and capacitor inspection, and thermostat calibration. None are expensive individually; all matter cumulatively.

Coil cleaning prevents efficiency loss and frozen evaporators. Pump testing prevents ceiling water damage. Refrigerant verification prevents compressor damage. Contactor inspection prevents fire risk. Thermostat calibration prevents short-cycling.

How to ensure they happen

Request the contractor's service checklist in advance, ask for photographs of completed tasks, and review the post-service report. A 90-minute service that skips coil cleaning is worth less than a 3-hour service that includes it.
