Subterranean termites are present in Dubai, especially in older neighbourhoods with mature gardens and irrigated landscape. Wooden pergolas, decking, gazebos, and even structural timber can be at risk.

Signs to watch for

Mud tubes on walls or foundations, hollow-sounding wood, discarded wings near windows, and unexplained damage to garden timber. Damage often progresses for months before becoming visible.

Pre-construction treatment

For new villas or major extensions, soil treatment before slab pour is the gold standard. Treatment chemicals create a barrier the termites do not cross.

Post-construction treatment

Existing villas use perimeter trenching and chemical injection, with bait stations for monitoring. Annual inspection is reasonable for villas with mature gardens.

  • Annual inspection for villas 10+ years old
  • Pre-construction soil treatment for new builds
  • Remove wood-to-soil contact where possible
  • Direct irrigation away from foundations
  • Treat exterior timber with preservative regularly
