Signs to watch for
Mud tubes on walls or foundations, hollow-sounding wood, discarded wings near windows, and unexplained damage to garden timber. Damage often progresses for months before becoming visible.
Pre-construction treatment
For new villas or major extensions, soil treatment before slab pour is the gold standard. Treatment chemicals create a barrier the termites do not cross.
Post-construction treatment
Existing villas use perimeter trenching and chemical injection, with bait stations for monitoring. Annual inspection is reasonable for villas with mature gardens.

- Annual inspection for villas 10+ years old
- Pre-construction soil treatment for new builds
- Remove wood-to-soil contact where possible
- Direct irrigation away from foundations
- Treat exterior timber with preservative regularly
- Use bait stations for ongoing monitoring
