AMCs (Annual Maintenance Contracts) are the default recommendation for Dubai properties, but not every situation benefits. A clear framework helps owners decide where contracts pay back and where reactive service is more economic.

When AMC clearly wins

Occupied properties where downtime causes real disruption, properties 7+ years old where age-related failures accumulate, absentee owners and short-term let operators, and properties with multiple systems (pool, gym, AC zones).

When reactive can be better

New properties under warranty where major failures are covered, owner-occupied with technical knowledge, properties where the owner expects to sell within 12-24 months, and properties with very simple systems.

The hybrid model

Many Dubai owners optimise with a slim AMC covering essentials (AC servicing, monthly inspection) plus reactive coverage for unexpected items. Often the best value if structured correctly.

AMC vs reactive decision matrix

  • Absentee or STR owner, AMC essential
  • Occupied villa, 7+ years old, AMC pays back
  • New unit under warranty, reactive can suffice
  • About to sell, reactive likely cheaper
  • Multiple systems (pool, gym, etc.), AMC simpler
  • Hybrid: slim AMC + reactive often optimal

Why this matters

Maintenance approach should match property and owner profile; one-size-fits-all advice misses real differences.
