Where VRF wins
Multi-zone apartments where bedrooms, living, and study run independently benefit from VRF's simultaneous heating-cooling capability and modulating compressor. Partial-load efficiency at off-peak occupancy is significantly better than constant-speed ducted splits.
Where ducted split wins
Smaller apartments with a single common zone, owner-occupiers who value simple servicing, or budgets sensitive to upfront cost typically do better with ducted splits. Spare parts are universal and any HVAC contractor can service them.
The serviceability factor
VRF service costs in Dubai are 30-50% higher per visit because they require specialist tooling and OEM-trained technicians. For owner-occupiers planning to stay 10+ years, that overhead is offset by efficiency gains; for short holds, it often is not.
