Our Process: How a Burj Al Wasl Project Runs

Every Burj Al Wasl job follows the same seven steps: a free site visit, a fixed written quote, any authority approvals, a scheduled programme of works, daily supervision, a joint snagging walkthrough, and a workmanship warranty after handover. The sequence does not change with the size of the job, only the timescale does.

1. Free site visit

We come to the property, look at the actual conditions, and listen to what you want. Photographs and measurements are taken on site. Nothing is quoted from a phone call alone, because the things that change a price in Dubai buildings, access, existing MEP routes, chiller type, community rules, are only visible in person.

2. Fixed written quote

You get an itemised quote with the scope written in plain language, so you can see what is included and what is not. The price is fixed for that scope. If something genuinely unforeseen appears once walls or ceilings are opened, we stop, show you, and agree the variation in writing before continuing. No silent extras.

3. Approvals and permissions

Where the work needs them we prepare and submit the drawings and applications: Dubai Municipality, DEWA, Dubai Civil Defence, Trakhees or the free-zone authority, and the building or community management NOC. Handling this is part of the job, not an extra you chase yourself. Timelines for approvals sit outside our control, so we tell you the realistic window rather than a best case.

4. Programme of works

Before mobilising you get a sequence and dates: what happens in which week, which trades come when, and where the noisy or dusty phases fall. In occupied homes and offices we plan around your hours and the building's permitted working times.

5. Supervision on site

One supervisor owns your job and is your single point of contact. You are not passed between trades. Materials are checked on delivery against the quote, and work is inspected as it goes rather than only at the end, because covered-up work cannot be judged later.

6. Snagging and handover

We walk the finished work with you and write down every item you are not happy with. Those are corrected before we call the job complete. You receive the handover pack: what was installed, any relevant manuals, and the approvals obtained.

7. Warranty and aftercare

Workmanship is covered after handover, and manufacturer warranties on supplied equipment pass to you. If something related to our work goes wrong inside the warranty period we come back and put it right. Most clients then move onto a maintenance contract so the property is looked after year round.
