water charged per cubic metre (7.70, 8.80, 10.12 dirhams), a fuel surcharge, sewerage, and a 5% municipality

Electricity = each kWh slab charged at 0.23, 0.28, 0.32 then 0.38 dirhams, plus a 0.06 fuel surcharge per kWh. Water = the cubic-metre slab rate (7.70, 8.80, 10.12) plus 1.10 fuel and 0.33 sewerage per cubic metre. Housing fee = 5% of your annual rent divided by 12. Example: 1,800 kWh sits in the first slab, so 1,800 times 0.23 is 414, plus 108 fuel makes 522 for electricity; 20 cubic metres of water is 154 plus 22 plus 6.60, about 183; a 90,000 rent adds 375 housing; total near 1,080 dirhams a month.

The Dubai Land Department charges 4% of the property price to transfer ownership, plus a
fixed admin fee, a trustee-office fee and a title-deed fee. With a mortgage, add 0.25% of the loan plus 290
dirhams. Set your price and loan for the full total.

Transfer fee = 4% of the property price, plus a 580 admin fee, a 250 title-deed fee, and a trustee-office fee of 4,200 dirhams when the price is 500,000 or above (2,100 below that). With a mortgage, add 0.25% of the loan plus 290. Example: on a 1,500,000 home with a 1,200,000 mortgage the transfer is 60,000, plus 580, 250 and 4,200, plus 3,290 mortgage registration, totalling 68,320 dirhams.

Total Move-in / Purchase Cost
Buying a home in Dubai costs more than the price. Add the 4% DLD transfer, roughly 2%
agency commission, mortgage-registration and trustee fees, and DEWA activation. Expat mortgage buyers usually
need at least a 20% down payment. This shows the total cash you need upfront.

Cash upfront = down payment + 4% DLD transfer + admin and title-deed fees + trustee fee + agency commission + mortgage registration + DEWA activation. Example: on a 1,500,000 home at 20% down, that is 300,000 deposit, plus 60,000 DLD, 830 admin and title, 4,200 trustee, 30,000 agency at 2%, 3,290 mortgage registration and 2,000 DEWA, roughly 400,000 dirhams in total.
Your monthly repayment depends on the loan, interest rate and term. In the UAE, banks
usually cap total repayments at about half your monthly income (a 50% debt-burden ratio). Enter your figures

Monthly payment = loan times r divided by (1 minus (1 plus r) to the power of minus n), where r is the yearly rate divided by 12 and n is the number of monthly payments. Affordability caps repayments near 50% of your monthly income (the UAE debt-burden ratio). Example: 1,200,000 at 4.5% over 25 years gives r of 0.00375 and n of 300, about 6,670 dirhams a month.

rule of thumb, a room needs roughly 40 to 45 watts of cooling per square foot. Set your room size to get the

BTU = floor area in square feet times 45, times a sun factor (1 normal, 1.1 sunny, 1.2 very hot). Tons = BTU divided by 12,000. Example: a 12 by 15 foot room is 180 square feet, times 45 is 8,100 BTU, about 0.7 ton.
