How it's calculated
Transfer fee = 4% of the property price, plus a 580 admin fee, a 250 title-deed fee, and a trustee-office fee of 4,200 dirhams when the price is 500,000 or above (2,100 below that). With a mortgage, add 0.25% of the loan plus 290. Example: on a 1,500,000 home with a 1,200,000 mortgage the transfer is 60,000, plus 580, 250 and 4,200, plus 3,290 mortgage registration, totalling 68,320 dirhams.

What DLD fees do I pay when buying in Dubai?
The headline charge is the DLD transfer fee, which is 4% of the purchase price. On top of that sit fixed administrative charges for property registration and the title deed, and a trustee office fee that depends on the price band. If you are buying with a mortgage, the DLD also registers the mortgage at 0.25% of the loan amount plus a small admin fee. This calculator adds all of these together so you can see the real cost of transferring ownership, separate from the price of the property itself.
Who pays the DLD transfer fee?
By default the buyer pays the 4% transfer fee, although who ultimately bears it can be negotiated in the sale. It is the largest single closing cost after the down payment, so it belongs in your budget from the start rather than as a surprise at the trustee office.
Is the 4% fee split between buyer and seller?
The regulation frames it as a shared fee, but in practice the buyer almost always pays the full 4% in the Dubai market. Build your numbers on paying all of it, and treat any share the seller agrees to as a bonus rather than an assumption.
What this does not cover
These are the government transfer costs only.
