Palm Jumeirah is a reclaimed archipelago built by Nakheel, shaped as a trunk, seventeen fronds and a surrounding crescent. The fronds hold the Signature Villas and the Garden Homes; the trunk carries the Canal Cove townhouses and the Shoreline apartment buildings. Each of those homes asks for a different kind of work, and a plan that suits a Garden Home on a frond is not the plan for a Shoreline apartment on the trunk.
The Garden Homes were handed over to a small set of standard floor plans, the Atrium Entry, the Central Rotunda, the Grand Foyer and the Garden Gallery, in Arabic, Mediterranean, Santa Fe, Moroccan and Greek styles. Most are now fifteen years old or more, which is why so much of the island is in a full renovation cycle rather than a repair one: kitchens and bathrooms reworked, the double-height spaces reconsidered, the beach frontage and pool rebuilt to current taste.

Yes. On the trunk we fit out Shoreline apartments and penthouses as well as renovating the frond villas and the Canal Cove townhouses. An apartment fit-out follows the building management rules rather than the villa approval route, and we handle that path separately.
Palm Jumeirah sits under Nakheel, not directly under Dubai Municipality, so structural and external work runs through a Nakheel NOC and then a Trakhees CED building permit, with Dubai Civil Defence sign-off where the work is structural. Most published guides still name Dubai Municipality for the island, which is out of date for a Nakheel community.
