What decides a pool on your plot

Setbacks cap how close the pool sits to each boundary, the usable area after them is the real constraint, and the ground conditions decide the shell design. Every pool needs a plant location and a drainage route, which is where a pool drawn without a site visit usually comes unstuck.

Approvals and sequencing

A pool is structural, so it runs through the Majid Al Futtaim community NOC, submitted through the Belong by MAF portal, and then a Dubai Development Authority permit. Many guides still name Dubai Municipality here, so we confirm the current route with community management before submitting. The pool also has to be sequenced with any landscaping so the garden is built once, not dug up twice, and we plan the two together from the start rather than treating the pool as a separate job.

Pool types and finishes

From a clean lap pool to an infinity edge or a family pool with a shaded lounge, the type is chosen for the plot and how you will use it. Finishes, tiling, coping, lighting and water treatment, are specified for a Dubai pool that stays clear and safe through the summer, and an overflow or infinity edge is designed with the balancing tank it needs rather than added as an afterthought.

A pool here works hard: heat and sun burn off chlorine, dust loads the filter, and evaporation concentrates salts. We size the plant and the circulation for that, and hand over a pool that is straightforward to maintain, with a maintenance plan if you want one, so it stays a pleasure rather than becoming a chore. Safety is built in too: a compliant barrier and self-closing gate where the community requires it, correct depth markings, and non-slip surrounds, because a family pool has to be as safe as it is beautiful. We also plan the pool alongside the wider garden from the start, so the paving, planting, shade and lighting around it feel designed together rather than assembled piece by piece.
