Amara, Plagette 32 and Serenity Mansions are the Tilal Al Ghaf neighbourhoods handing over from Q4 2026 into 2027. Their in-plot landscaping is written into the main construction contract, so the work worth planning now is not the garden. It is the layout decisions, the cabling and the joinery that are far cheaper to resolve before you hold the keys.
All three are developed by Majid Al Futtaim. Amara is a twin villa neighbourhood, Plagette 32 a boutique beach-club collection, and Serenity Mansions a bespoke mansion neighbourhood with adaptable floor plan options.
Yes, and this one we can point at directly rather than infer. Majid Al Futtaim awarded the main construction contract for Amara and Plagette 32 to Dutco Construction, and the published scope explicitly includes in-plot and public realm landscaping, gatehouses, ancillary structures and shallow infrastructure. Serenity Mansions was also awarded to Dutco.
So if a contractor approaches you offering to build your garden from bare ground in Amara or Plagette 32, they have not read the contract award. What is genuinely useful in a community with in-contract landscaping is the layer above it: shade structures, outdoor kitchens, fire features, planters and softscape enrichment, privacy planting on the side setbacks, and garden lighting. That work sits on top of a finished base, and it is a different job from building one.
Four things, in roughly this order of how much they cost to change later.
Layout comes first. Serenity Mansions is delivered with adaptable floor plan options, and any change to walls, room use or a closed kitchen is structural approval territory. Deciding it before handover means one approval cycle instead of two and no demolition of finishes you have already paid for. Cabling comes second: lighting circuits, automation, network backbone, speaker runs, shading motors and camera positions all want to exist behind the plaster. Retrofitting them into a finished villa is possible and we do it, but it is always the more expensive route.
Joinery comes third, because lead times are long and a house without wardrobes is a house full of boxes. Fourth is the outdoor layer, which is genuinely fine to do after you move in, because you will design it better once you know how the light falls and where the family actually sits.
Because it sets a deadline you cannot extend. Non-structural and finishing defects in Dubai are covered by a contractual Defects Liability Period, typically one year from handover. Structural defects carry ten years by law under Article 880 of the UAE Civil Code and Article 40 of Law No. 6 of 2019. Defects not documented in writing inside that first year generally become the owner's cost.
The practical order is therefore snagging first, in writing and acknowledged, then improvement work. Doing improvement work first muddies the record of what was defective at handover and what a contractor introduced, and that argument is one you lose.
A Majid Al Futtaim community No Objection Certificate through the Belong by MAF app for effectively any modification, and a building permit from the Dubai Development Authority on top of it where the work is structural, with DEWA separately where electrical load increases. Reported timelines run from one to two weeks for interior work up to four to six weeks for structural applications and pools, which is why starting the approval conversation before handover rather than after it is worth real time.
