Burj Al Wasl fits out car repair workshops in Dubai, building a compliant working garage from a bare industrial unit: the drainage and oil interception, the ventilation and fire route, the trade-approved layout that passes inspection. It is a licensed commercial premises, not a domestic garage, so the approvals lead the design.
A workshop fit-out turns an industrial shell into a working garage: the floor is laid to drain, bays and a pit or lifts are set out, compressed air and power are run to each bay, ventilation and extraction are sized for fumes, and the customer and office areas are separated from the working floor. The right unit is one already zoned for vehicle repair in an industrial area such as Al Quoz, Ras Al Khor or Al Qusais, next to the trades a working garage relies on. The layout is driven by the inspection that follows, so floor space, circulation and the position of storage and waste zones are planned to pass rather than to be reworked after a failed visit.
A car repair workshop is a licensed commercial activity, so it needs a vehicle-repair trade licence from the Department of Economy and Tourism, then approvals from Dubai Municipality, Dubai Civil Defence and the Roads and Transport Authority before it can operate. Each looks at a different thing: the municipality at the premises and waste, Civil Defence at fire safety, and the RTA at the technical fit of the workshop. The fit-out is designed so all three sign off, because a unit that opens without them is a unit that gets closed.
A workshop generates waste oil, coolant and contaminated wash water, none of which can go to the normal drain. The floor drains through an oil and silt interceptor so contaminants are separated before anything leaves the plot, and the waste oil is collected and taken away through an approved disposal route rather than tipped. Getting this right is both a compliance requirement and the difference between passing the municipality's waste endorsement and being sent back to rebuild the drainage.
Vehicle repair is only permitted in designated industrial or commercial zones, not in residential or retail areas, which is why workshops cluster in places such as Al Quoz rather than inside communities. The zoning of the unit decides whether the activity can be licensed there at all, so it is confirmed before any fit-out spend. We check the permitted use of the unit first, then design the workshop to the standard the Roads and Transport Authority and Dubai Municipality require.
