Burj Al Wasl fits out offices across Jumeirah Lake Towers as one design-and-build team, and handles the part that catches tenants out: JLT is a DMCC free-zone community managed by Concordia, so the fit-out permit runs through them, not Dubai Municipality. We design the space, secure the Concordia approval, and build it around the tower's working-hours and service-lift rules.
The authority. Because JLT sits under DMCC with Concordia as community manager, every physical change needs a Concordia fit-out permit, and the drawings and method statements have to satisfy their process rather than Dubai Municipality's. Working inside an occupied tower adds service-lift booking, restricted hours and protection of the common areas, all of which we plan into the programme.
Space planning, partitions and glazed meeting rooms, MEP coordination for power, data, HVAC and fire, reception and joinery, flooring, lighting and acoustics, and branding and signage. From a shell unit or a strip-out of an old tenancy, we take it to a completion certificate so you can occupy and trade.
You deal with one accountable company from the first drawing to handover, with a fixed written quote after a site survey. That is the difference from splitting a designer and a separate contractor, where the gap between them becomes your delay and your variation.
