Burj Al Wasl fits out offices on Sheikh Zayed Road, turning a bare or dated floor into a working workplace: the partitions and ceilings, the cooling and power, the fire route and the finishes that pass inspection. A commercial fit-out is permit-led, so the tenancy, the landlord approval and the drawings come before the build, not after.
An office fit-out sets out the workplace and builds it to code. Sheikh Zayed Road is Dubai's central commercial spine, a corridor of office and mixed-use towers where floors are refitted between tenants, so a fit-out here is almost always a strip-out of a previous occupier's layout back to the base build. Partitions and ceilings define the plan, the cooling and fresh-air supply are extended or rebalanced to the new layout, power and data are run to every desk and meeting room, and the fire detection, sprinklers and escape route are adjusted so the floor still complies once the walls move. The finishes go on last, but the services and the fire strategy are what actually decide whether the fit-out passes, so they lead the design.
A commercial fit-out cannot start on goodwill. The permit needs a registered tenancy for the unit, a scope-specific landlord No Objection Certificate, and drawings stamped by a consultant before any approval is issued, and a completion inspection and certificate are required before the space can be legally occupied. Skipping the sequence does not save time, it loses it, because work built ahead of approval is work that gets opened up or torn out. We settle the tenancy, the NOC and the drawings first so the build runs once.
Most offices are fitted out while the floors around them are occupied, so the works are contained, and material and waste move through the service lift within the building's permitted hours. Noise, dust and any wet trades are planned around the neighbours and the building management's rules, because a fit-out that disrupts the tower is a fit-out that gets stopped mid-programme. We agree the method and the access with the building before the build, so the schedule survives contact with a live workplace.
Sheikh Zayed Road is mainland Dubai, so building work runs through Dubai Municipality rather than a free-zone authority. A commercial fit-out also needs a registered tenancy and a scope-specific landlord No Objection Certificate. Cosmetic work inside the existing layout needs no permit; moving walls, relocating a wet area or altering the structure needs a building modification permit prepared by a registered consultant, and the work follows the Dubai Building Code, with Dubai Civil Defence standards where fire safety applies. In a multi-owner building the management's No Objection Certificate comes first, because the risers and structure are shared. We confirm the position and prepare the submission before work starts, so nothing built has to be undone for a missing approval.

Please read this. The information above is general guidance to help you understand the process. It is not legal advice, and Burj Al Wasl is a licensed contractor rather than a legal or regulatory representative. Rules, fees and procedures change, so confirm the current position with the relevant authority or a qualified professional before acting on anything here. We prepare and submit applications on your behalf. Approval timelines and decisions rest with the authority, not with us.
