Burj Al Wasl renovates apartments in JBR, from a full refit of a tired unit to a careful bathroom and kitchen rebuild inside an occupied tower. Work in a high-rise is governed as much by the building's rules and its risers as by the design, so the approvals and the logistics are settled before the first wall is touched.
An apartment sits inside a shared structure, which changes everything. JBR is a wall of beachfront residential towers along Dubai Marina, handed over from the late 2000s, where salt air, hard water and heavy use age the bathrooms, kitchens and cooling of the apartments faster than an inland building. The slab, the columns and the risers are common property that a single owner cannot alter, waterproofing failures travel straight to the unit below, and every load of material and waste moves through a service lift on the building's terms. A villa owner works within their own plot; an apartment owner works within a building's rules, so the renovation is designed around what the tower permits, not only around what the owner wants.
A full apartment renovation renews the bathrooms and kitchen with fresh waterproofing, replaces worn wiring and concealed plumbing within the unit, updates the cooling distribution the apartment is allowed to touch, and reworks the internal layout where only non-structural partitions are involved. Nothing is done to the slab, the columns or the shared risers, because those are the building's, so the design stays inside the unit's own boundary and leaves the structure exactly as the tower relies on it.
The wet areas are re-tanked and flood-tested before tiling so a leak never reaches the apartment below, dust and debris are contained, and material and waste movements are booked through the building's service lift within its permitted hours. Protecting the common areas and the neighbours is not a courtesy, it is a condition of the building management's approval, and a job that ignores it is a job that gets stopped. We agree the method with the building before the works begin so the schedule holds.
JBR is mainland Dubai, so building work runs through Dubai Municipality rather than a free-zone authority. The towers are managed buildings, so the building management approval always comes before any works. Cosmetic work inside the existing layout needs no permit; moving walls, relocating a wet area or altering the structure needs a building modification permit prepared by a registered consultant, and the work follows the Dubai Building Code, with Dubai Civil Defence standards where fire safety applies. In a multi-owner building the management's No Objection Certificate comes first, because the risers and structure are shared. We confirm the position and prepare the submission before work starts, so nothing built has to be undone for a missing approval.
