What does a proper ceiling rework include?

We take the old ceiling down where it needs to come down, expose and correct what sits in the void, the AC ducting, the chilled-water pipes, the wiring and the roof or slab detail, then rebuild in moisture-appropriate board with the right framing centres and access panels where services need reaching again. Lighting is planned as layers rather than a grid of downlights, and the coving and bulkheads are set out to the room, so the finished ceiling is a design decision, not a repair.

Can you rework a ceiling while we live in the villa?

Usually yes, room by room. Ceiling work is dusty and needs the space cleared below, so we phase it, protect the rest of the home, and seal the work zone. Where the rework ties into a wider remodel or a roof-leak correction, we sequence the trades so the ceiling closes only once everything above it is signed off.

Does ceiling work in Jumeirah Park need an approval?
