The cheapest and least disruptive time to renovate a Dubai property is the empty window between getting the keys and moving your furniture in. Painting, flooring, joinery, bathroom and kitchen updates, AC servicing and smart-home wiring all cost less and finish faster in an empty property, because nothing has to be protected, moved or worked around.
In an occupied home, every trade spends time masking, sheeting, moving furniture and working in half-rooms, and you live through the dust. Empty, the same work runs continuously and the trades can overlap. The labour difference on a full repaint plus flooring is significant, and the disruption difference is total.
Tenants renovate too, but you need the landlord's written approval before changing anything structural, altering the colour scheme or touching MEP. We tell you which items normally need that approval and which are reversible enough not to. Where the building requires a contractor NOC, we obtain it.
Dirty and wet trades first, finishes last: any structural or MEP change, then plaster and wet areas, then flooring, then painting, then joinery and fittings, then the final clean. An apartment refresh, paint plus minor works, typically runs three to five working days. Add flooring and it is one to two weeks. A villa with bathrooms and kitchen involved is three to six weeks.
