End-of-Tenancy Painting in Dubai

Repainting is the single most common end-of-tenancy requirement in Dubai, because walls carry almost all the visible evidence of occupation: bracket and shelf holes, furniture scuffs, marks around switches and handles, and any colour you changed. A proper handover repaint fills, repairs and repaints so the walls read as they did at check-in.

It is the preparation, not the paint

A cheap repaint that rolls fresh paint over unfilled holes and unsanded marks looks worse than not painting at all, because the defects telegraph through the new finish and a surveyor sees both the damage and the attempt to cover it. Proper preparation, filling, sanding flush, spot-priming repairs, is most of the work and most of the result.

What the job involves

  • Filling every nail, screw and anchor hole, then sanding flush.
  • Repairing dents, chips and cracked corner beads.
  • Treating stains and marks so they do not bleed through the new coat.
  • Spot-priming repairs so the finish is even rather than patchy.
  • Colour matching to the original specification, or reverting a colour change back to the handover scheme.
  • Cutting in cleanly at ceilings, skirting, frames and switch plates.

If you changed the colour

A colour change made without written landlord approval is one of the most reliable ways to lose part of a deposit, and a dark colour needs proper opaque coverage rather than one thin coat of white over it. We tell you at survey how many coats it genuinely needs so the quote is real.

Timing

Painting needs the property empty of your belongings and takes one to three days for an apartment and three to six for a villa, plus drying. Schedule it after you pack out and before the final inspection, not the night before handover.

Design-and-build vs separate designer + contractor

ApproachProsWatch-outs
Design & build (one team)Single accountability, fewer gaps, fasterChoose a team strong in both
Separate designer + contractorSpecialist designRisk of blame-shifting & cost creep

How it works

  1. Free consultation and on-site measurement
  2. Concept design and material / finish selection
  3. Itemised, fixed-price quotation with timeline
  4. Fit-out execution by skilled in-house trades
  5. Snag-free handover and aftercare

Typical timeline: Most interior fit-outs complete in 4 to 12 weeks depending on size and approvals.

How to choose the best interior fit-out company in Dubai

  • A design-and-build team (one accountable party for design + execution)
  • A clear, itemised quotation with materials specified upfront
  • A portfolio of finished work and recognisable clients
  • Durable materials suited to Dubai's heat and humidity

Red flags to avoid

  • Vague lump-sum quotes with no itemised breakdown (they tend to grow later)
  • No portfolio, references or verifiable completed projects
  • No clear contract, timeline, payment schedule or aftercare
  • Reluctance to handle Dubai authority approvals (Municipality, DEWA, DCD)
  • Prices far below the market, usually a sign of cut corners or hidden extras

Approvals, rules and what the law actually says

Requirements

  • Under Article 21 of Dubai Law No. 26 of 2007, a tenant must return the property at the end of the tenancy in the condition it was received, except for normal wear and tear or damage beyond their control. (Source: Dubai Law No. 26 of 2007 (Dubai Land Department), checked July 2026)
  • Article 20 allows a landlord to hold a security deposit to guarantee upkeep of the property, to be refunded at the end of the contract. (Source: Dubai Law No. 26 of 2007 (Dubai Land Department), checked July 2026)
  • Article 16 places responsibility for major maintenance, and for defects affecting the structure or basic habitability, on the landlord during the tenancy. (Source: Dubai Law No. 26 of 2007 (Dubai Land Department), checked July 2026)
  • Article 23 provides that a tenant should not remove fixed improvements when vacating unless it has been agreed with the landlord. (Source: Dubai Law No. 26 of 2007 (Dubai Land Department), checked July 2026)
  • Where landlord and tenant cannot agree on what counts as wear and tear, the dispute is decided by the Rental Disputes Settlement Centre, not by either party. (Source: Rental Disputes Settlement Centre, checked July 2026)

Authority requirements that can change

These come from the relevant authority but are revised from time to time. Treat them as a starting point and confirm the current position for your property before you rely on them.

  • Rental dispute applications, including deposit disputes, are filed through the Rental Disputes Settlement Centre, with Dubai REST as the common digital route. (Source: Dubai REST, checked July 2026)
  • For off-plan handovers, Dubai Land Department escrow rules retain a portion of project funds after completion, which supports the developer honouring defect liability in the period following handover. (Source: Dubai Land Department, checked July 2026)

What we typically see in the market

These are observations from working in Dubai, not rules. No authority publishes them as requirements, and your own contract or community may differ.

  • Security deposits in Dubai are commonly set at around 5 per cent of annual rent for an unfurnished property and around 10 per cent for a furnished one. This is established market practice rather than a fixed statutory rate, so check what your own tenancy contract states. (Source: Dubai Land Department, checked July 2026)
  • Deposit refunds are commonly settled within roughly 30 to 60 days of the tenancy ending once deductions are agreed. Timing is a matter of practice and of what the contract says rather than a fixed statutory deadline. (Source: Dubai Land Department, checked July 2026)

Please read this. The information above is general guidance to help you understand the process. It is not legal advice, and Burj Al Wasl is a licensed contractor rather than a legal or regulatory representative. Rules, fees and procedures change, so confirm the current position with the relevant authority or a qualified professional before acting on anything here. We can restore a property to handover condition and document its state, which is what removes the grounds for a deduction. We cannot decide a dispute, and we do not promise any particular outcome on a deposit: that sits with the parties and, if contested, with the Rental Disputes Settlement Centre.

Frequently Asked Questions

It depends on your tenancy contract and the condition of the walls. Many Dubai contracts require the property returned in its handover condition, which in practice means repainting if the walls are marked or the colour was changed. Check your contract wording.

One to three days for an apartment and three to six for a villa, plus drying time. The property needs to be empty of belongings, so schedule it after you pack out and before the final inspection.

Yes, but it needs proper priming and usually more than one topcoat for full opacity. We assess it at survey and quote the real number of coats rather than under-quoting and delivering a patchy finish.

Almost always. A landlord arranging the work after handover prices it at their convenience and has no reason to keep it economical. Doing it yourself before the inspection also removes the grounds for the deduction entirely.

In 2026, residential fit-out runs about AED 220 to 500 per sq ft (premium AED 500 to 800), and office fit-out roughly AED 1,800 to 4,000 per sq m. The exact figure depends on materials, joinery and MEP; we give an itemised fixed quote after a site visit.

Most fit-outs take 4 to 12 weeks. Small office or retail fit-outs run 4 to 6 weeks, while larger or bespoke projects take 8 to 12 weeks including approvals, procurement and execution.

Yes. Fit-out work needs a permit from Dubai Municipality, DDA or the relevant free-zone/community authority, with a building NOC plus architectural, MEP and fire drawings. Approvals usually take 3 to 10 working days. We handle the full submission for you.

Cat A delivers the base finish (flooring, ceilings, basic MEP, blank space). Cat B is the full custom fit-out: partitions, branding, joinery, lighting and furniture that make the space ready to use. Most clients need Cat B.

Yes. We are a design-and-build contractor, so one accountable team manages concept, material selection, approvals and construction. That avoids gaps, cost creep and blame-shifting between separate designers and contractors.

Get an itemised fixed quote, invest where it shows (joinery, lighting, flooring) and save where it does not, use durable materials suited to Dubai's heat and humidity, and use one design-and-build team to avoid costly reworks.
