On most residential fit-outs the split is roughly: joinery and built-in furniture is the single biggest line, then MEP if services are being moved, then flooring and wall finishes, then ceilings and lighting, then painting and final finishes. Approvals and management sit on top. Understanding that split matters because it tells you where to spend and where to save: reducing joinery content changes the total far more than choosing a cheaper paint.
Standard uses reliable mid-market materials, straightforward joinery and existing MEP positions. Premium introduces better surfaces, more built-in joinery, feature lighting and some services moved. Luxury means bespoke joinery, stone, imported finishes, integrated smart home and full MEP redesign. The tier, not the square metres, is what sets the band you are in.
A price given without a site visit is a guess. Ask for the scope written in plain language, what is excluded, whether approvals are included, and what happens to the price if something unforeseen appears. A quote that is much lower than the others usually has a smaller scope rather than a better rate.
