Snagging Reports in Dubai: What You Get

A snagging report is a documented, photographed list of defects in a property, each one located by room and element, categorised by type, and presented in a format a developer or contractor can act on. Its value is not the list itself, it is that the list is specific enough that nothing can be waved away as subjective.

What is in the report

  • Property and inspection details, address, unit, date, and the conditions at the time of inspection.
  • Every defect individually numbered, so items can be tracked through rectification rather than argued about as a group.
  • Location, room and specific element, for example the master bathroom shower mixer rather than "bathroom".
  • Photographs, dated, showing the defect clearly and with enough context to identify where it is.
  • Category, so structural or safety items are visibly separated from cosmetic ones.
  • Description, written factually so it cannot be dismissed as opinion.

How to use it

Submit the report to the developer or landlord in writing and keep a record of the submission. Because each item is numbered, located and photographed, rectification can be tracked item by item and a re-inspection can confirm exactly what has been closed. Vague lists produce vague outcomes, and that is the whole reason for the format.

Honest limits

A snagging inspection is a visual and functional inspection. It does not open up sealed construction, and it cannot identify defects that are genuinely concealed. We report what can be seen and tested, and we say so where something is inaccessible rather than implying complete coverage.
