Handover deductions are rarely one big thing. They are the accumulation of several years of small unaddressed items: a slow leak that has stained a cabinet base, silicone that has gone mouldy, a wardrobe door dropping on its hinge, scuffed walls, an AC that has not been serviced. Each is minor and easy to address at renewal. Together, three years later, they are the deposit.
Most Dubai tenancy agreements split responsibility, commonly placing routine maintenance and minor repairs on the tenant and major or structural repairs on the landlord, but the wording varies and your contract governs. We will tell you honestly which category an item normally falls into so you can raise it with the landlord rather than absorbing something that is not yours.
